Booking online is quick and easy – it shouldn't take more than 10 minutes.
1. Search via city, university or iQ property
2. Select your room - decide whether you want an en suite room, private studio or apartment
3. Confirm your guarantor (someone responsible for your rent if you fall behind) and pay your booking fee
4. It's yours! Start planning your university life
If you prefer, you can call the iQ site that you’re looking to stay with or visit us at your chosen location. You’ll need to pay a non-refundable booking fee to secure your room, which can be paid by debit or credit card.
The booking fee is what secures your room before you move in – the price varies by site. The booking fee is treated as a part of your rent, so will be credited to your first rent instalment.
Your booking fee is non-refundable, except in the limited circumstances listed in the booking terms & conditions.
Of course! To share with friends, you can find and select rooms in the same flat on our booking portal. Or, speak to a member of the site team and they’ll be happy to help you.
Many of our studios offer dual occupancy where both residents are students. When choosing your room on the floor plan, you’ll see the dual occupancy symbol next to the room number if this is available.
When booking, we’ll ask for your partner’s details, too. If your partner is not a student, please speak to a member of the site team or contact us on hello@iqstudentaccommodation.com and they may still be able to assist.
We want you to enjoy a full student experience, which means embracing a new sense of community and making friends.
To help break the ice, we run exclusive events and clubs that get you involved. We've also partnered with Fethr to introduce events like Speed friending so you can immediately meet other residents in a welcoming environment.

Here, you’ll also be able to see how many people have already booked a room and whether you can share a room with your partner.
Your iQ weekly fee covers rent and all bills - including superfast WiFi, electricity and water bills. Although our rooms are priced weekly on the website, you can pay in a variety of instalments to suit you.
You’ll also have free access to the social spaces on your site – this could include a gym, roof terrace and so much more.
Your contract will come with a start date. However, if you want to arrive early we can often arrange this for you.
Contact your iQ site directly to see if they have availability or log in to the residents’ portal to see if you can book an early move in.
It may be possible to swap or change your room once you’ve moved in. This depends on whether space is available, plus you may be charged a room change fee. Speak to the accommodation manager at your site to see if it’s possible to change rooms.
Rent can be taken in one, three or four instalments spread out throughout the year.
You can see what’s included in your room on the room details page for your iQ site. You’ll need to supply your own bedding, towels, toiletries, toilet paper, basic kitchen equipment, hangers, and a computer or laptop if that’s how you’ll study. We’ve compiled a checklist of things you may want to bring - or buy when you arrive.
Some of our sites have limited parking, including, in some cases, disabled parking bays. As our locations are generally close to universities and local amenities, a car shouldn't really be necessary. If you do want to arrange parking, speak to your site team as soon as possible - any spaces are likely to be reserved very quickly.
Yes – most iQ sites have a secure bike store that is free to use for all iQ residents. You’ll need to register and tag your bike with our team when you arrive.
Yes, most of our sites have a laundry room where you can wash and dry your clothes. These are operated by an independent provider, Circuit Laundry or Miele. You’ll need to pay to use the machines via a top-up card or their mobile app.
The easiest way to pay rent at iQ is by using iQ Easy Pay.
iQ Easy Pay is a faster payment service that registers your payment instantly in your iQ account when you make a successful payment.
You can use iQ Easy Pay without having to log in, which makes it a perfect way for parents, friends & family to pay rent.
All you need to give them is your Resident ID (you can find your Resident ID in your iQ App under Profile) and the email address you log in with. They can choose to pay any amount starting from £1.
If you pay in a 'single instalment' when booking then you won't need to provide details of a guarantor.
For residents paying in several instalments, a guarantor is needed to agree to pay rent if you don't. A guarantor might be a parent or close relative, and they'll need to provide documents and sign an agreement to accept the role.
Your guarantor can be UK or International based, but must be aged 21 or over; not a full time student; or a current resident in an iQ property.
If you are unable to pay your rent and/or do not act in accordance with the terms of the your tenancy agreement, your guarantor will be under an obligation to pay any outstanding amounts.
