Resident Rental Offer

We know this is a challenging time, and we are continuing to adapt to the evolving situation and working hard to provide as much support and flexibility as we can to our students. The safety and wellbeing of our resident community remains our utmost priority, and we remain committed to ensuring those currently living in iQ accommodation are provided with a safe and welcoming home.

Following the Government’s latest guidance on returning to higher education, we are extending our resident rental offer, and you can find more information below.

  • For residents who are currently unable to return to site: Following the introduction of the national lockdown on 4 January 2021, we announced that residents who were unable to return to their iQ home, and who paid their rent directly to iQ, were entitled to a 6-week rent free period.
  • We are extending this resident offer by up to 8 weeks to 12 April for students who have already applied and qualified. This will provide eligible students with a total of up to 14 rent free weeks for this academic year. The terms of the offer remain unchanged, and can be found here. We expect that when it is safe to travel residents will return and continue with their contract as normal.

  • For students who are yet to arrive but plan to do so this term: We continue to offer flexible start dates and ask that you  get in touch to discuss if this applies to you via [email protected].

  • For residents who have continued to live with us: Our accommodation is open and operating in line with Government guidance.  We continue to offer 24/7 security and staff are on hand to help with deliveries and to support you if you are self-isolating. Rent will continue to be charged at the normal rate, in line with your tenancy agreement, which can be found on your iQ resident portal.

The safety of all of our residents remains our number one priority, whilst we continue to do all we can to make student life as enjoyable as it can be during this challenging time.

How do I know if I’m eligible for this extended residential rent offer?   

You are eligible for the Rent-Free Period, and its subsequent extension, if you: 

  • have a valid Tenancy Agreement for the 2020/21 academic year with iQ;  
  • pay your rent directly to iQ and not to an HEI or other organisation;  
  • have previously checked into your room in the 2020/21 academic year,  
  • have not returned to your room on, or since, 4 January 2021;  
  • have paid up to date all rent instalments and any other charges which are due under your Tenancy Agreement with iQ; and  
  • successfully applied for the residential rent offer (rent free period) by the deadline of 27 January 2021, unless explicitly instructed otherwise.   

 

What if I have already returned to site before lockdown?  

If you have already returned back to your room on or prior to 4 January 2021, unfortunately you are not eligible for this offer. Our accommodation is open and operating in line with Government guidance.  We continue to offer 24/7 security and staff are on hand to help with deliveries and to support you if you are self-isolating. Rent will continue to be charged at the normal rate, in line with your tenancy agreement, which can be found on your iQ resident portal.   

 

When will I see the credit applied to my account? 

If you are up to date with your payment, we will credit the relevant amount to your iQ rental account on or before 31 March 2021.  If you are due a refund after this has been applied,  this will be processed after 12 April, once we are in receipt of your UK bank account details. We will be in touch separately on how to provide your bank details.

 

Will I get a refund? 

If you are eligible for the offer (see terms below), we will credit the relevant amount to your iQ rental account on 31 March 2021. Any refund due will be confirmed after 12 April (when the rent-free period is concluded).

If you return part way through the ‘rent free period’, and if this is before 31 March, we will communicate the final  amount to be credited to your account, and any refund that may be due, on 31 March.   

We will request your bank account details through the iQ portal when we confirm the credit applied and any refund that may be due to you. We will process your refund within 21 days of us receiving your valid UK bank account details.

 

I’ve left something essential in my room (e.g. books, medication) – can I come back just to pick it up? 

As stated in the Government guidance students can travel back to collect any medical equipment or items required for online learning if it is absolutely essential. If this applies to you please make sure you inform your site team in advance and follow all social distancing guidance while you’re collecting these belongings. 

 

Can I come back before the lockdown ends? 

Your tenancy is still in place and hasn’t been affected by this rent free offer. However, we wouldn't ask you to break the government guidance. The Government has provided exclusions which has meant some students may need to travel back to campus earlier. These exclusions include studying a ‘critical’ course, not having access to suitable study facilities, or health and safety reasons. 

You would need to pay rent for the time from 5 January 2021 that you've been in the property. 

 

Can I still apply for the residential rental offer?

Unfortunately, the deadline to apply for the residential rent offer (Rent Free Period) was 27 January 2021. If you believe you have extenuating circumstances, please get in touch with us at [email protected] and a member of our team will do their best to help.

 

What happens if I return to my iQ home before 12 April 2021?

If you choose to return to your iQ home before 12 April 2021, you can receive a partial discount. This will be from 5 January to the date of your return. This amount will be applied to your iQ rental account on 31 March. If you return after 31 March but before 12 April, an additional charge will be applied to your iQ rental account from the date of your return until 12 April. This charge will be offset against any credit which would have been applied to your account on 31 March.

 

Can I still get the extension to the offer if I’ve returned since 15 February?

Unfortunately, not. As per the terms of the offer, you are eligible for the rent-free period from 5 January, and up until the date you return to your iQ property. Thereafter you will be charged rent in line with your tenancy agreement from the date you moved back.

 

I returned to my room for a few weeks, but now want to go home for a few weeks over Easter, am I still eligible for the extension and get a partial rent credit?

This offer is only open to those residents who have been unable to return to their room on, or since, 4  January 2021. If you have returned at any point, you will receive a partial discount and be charged rent from the date of your return, in line with your tenancy agreement. What happens if I am unable to pay any outstanding amounts due by 31 March?

We are keen to help, so please get in touch with [email protected] to discuss your individual circumstances. The rent credit amount will only be applied to your iQ rental account once you are up to date on all payments due by 31 March. In line with our terms and conditions, we reserve the right to withdraw your application for the rental offer if you are not up to date with your rental payments.   

Rent Free Period Terms and Conditions 

Definitions

‘HEI’ means a Higher Education Institution, including Universities; 

‘iQ’ means IQSA Holdco Limited or any of its subsidiaries; 

‘iQ Property’ means a property managed by IQSA Services Limited; 

 ‘Lockdown’ means the period from 5 January 2021 to the earlier of (i) the date upon which students are permitted to return to their accommodation in line with government guidance or (ii) 12 April 2021; 

‘Next Instalment’ means the next rent instalment due following 31 March 2021 pursuant to your Tenancy Agreement; 

‘Rent Discount’ means the crediting of the Rent Discount Amount to your Next Instalment; 

‘Rent Discount Amount’ an amount equal to the rent payable by you to Us pursuant to your Tenancy Agreement for any period in which you are not occupying your Room during Lockdown; 

‘Room’ means your room as defined in your Tenancy Agreement; 

‘Tenancy Agreement’ means your tenancy agreement with iQ for the 2020/21 academic year; and 

 ‘Us’ or ‘We’ means IQSA Services Limited acting as property managers on behalf of iQ. 

Terms of offer 

  1. You are eligible for the Rent-Free Period, and its subsequent extension, if you: 
    •    have a valid Tenancy Agreement for the 2020/21 academic year with iQ;  
    •    pay your rent directly to iQ and not to an HEI or other organisation;  
    •    have previously checked into your room in the 2020/21 academic year,  
    •    have not returned to your room on, or since, 4 January 2021;  
    •    have paid up to date all rent instalments and any other charges which are due under your Tenancy Agreement with iQ; and  
    •    successfully applied for the residential rent offer (rent free period) by the deadline of 27 January 2021, unless explicitly instructed otherwise. 

 

  1. To make a Rent Discount request, you must use our online iQ Customer Rent Discount form via the ‘Lockdown discount module’ within the iQ portal or iQ resident app by 27 January 2021. Rent Discount requests cannot be accepted by any other means of notification. 

 

  1. Once you have submitted a Rent Discount request, We will inform you whether you have satisfied the criteria set out in clause 1 above within 14 days of receipt of your Rent Discount request.  If we approve your Rent Discount subject to clause 4 below, Your Rent Discount will be credited to your Next Instalment and We will confirm the final Rent Discount Amount due to you when your account is credited. 

 

  1.  In order to ensure your Rent Discount is applied to your Next Instalment, you must ensure that there are no outstanding amounts due on your account with Us as at 31 March 2021.  If the above condition is not satisfied, your right to receive a Rent Discount is automatically rescinded. 

 

  1. You agree that upon Us accepting a request for a Rent Discount, your fob or key access to your Room and iQ Property may be deactivated. This will be reactivated on your return to your iQ Property at reception.  

 

  1. For the avoidance of doubt, if you need to occupy your Room before the end of Lockdown, your obligation to pay rent pursuant to your Tenancy Agreement will recommence on the date you return to your Room. 

 

  1. For the avoidance of doubt, you will not be eligible for a Rent Discount if you do not pay your rent direct to iQ.  If you pay your rent to your HEI or another organisation, you will need to contact them to discuss your circumstances.  

 

  1. If you paid your annual rent in full pursuant to your Tenancy Agreement, we will process your refund the Rent Discount Amount on or before 31 March 2021 and make payment once We are in receipt of your UK bank details. 

 

  1. This offer does not amend or change the terms of Our Cancellation Policy which is set out in the Booking Terms and Conditions. If you wish to cancel your tenancy, Our Cancellation Policy will apply. 

 

  1. The decision of iQ regarding any aspect of this offer and these terms and conditions is final. We reserve the right to withdraw or change this offer and these terms and conditions at any time. 

 

  1. These terms and conditions (including any claims or disputes relating thereto) shall be governed by and construed in accordance with the laws of England and Wales.
