iQ Student Accommodation (iQ), a leading student housing company with 85 sites and 34,000 beds, has completed its latest Scotland development – Cullen House.
Close to the city centre, Glasgow universities and local amenities, Cullen House is host to 551 beds over 11 floors, boasting the largest occupancy of iQ’s eight Scotland sites. It has exceptional onsite spaces for residents to make the most of, including a karaoke room, a gym, a games arcade, a study area and roof terraces.
Glasgow is Scotland’s biggest city and attracts students from all over the world with its lively atmosphere and range of excellent universities. Notably, there’s the Russell Group’s University of Glasgow, which ranked 12th in the UK university rankings 2025. iQ’s Cullen House capitalises on this student demand in Glasgow, bringing high-quality student accommodation to a central area of the city.
The location for Cullen House was confirmed in August 2022, with an existing 1970s office building demolished in 2023. iQ’s trusted partner Graham Construction - who also built iQ Elgin Place – got to work in June 2023. Thanks to strong collaboration between the contractor’s team and project management - led internally by Simon Davies (Development Manager, Capital Projects) with support from Luca Buono (Assistant Development Manager, Capital Projects) - the works progressed swiftly and smoothly, leading to a topping-out ceremony in July 2024. Completion came a few weeks ahead of schedule in June 2025. The site was built to a BREEAM Excellent standard, with photovoltaic panels for electric heating, air source heat pumps for hot water and a sustainable urban drainage system.
